Lakeview History
Lakeview, founded by its CEO, Jack Levit, in 1964, has developed and acquired projects throughout North America, which in today's dollars would be valued at approximately $2 billion. Our companies' capabilities extend over all aspects of real estate development, property acquisition, financing, design and construction, and ongoing property management.
Lakeview has acquired or developed over 5,000 residential units in Winnipeg, Texas, Florida, Nebraska and Minnesota. One of Lakeview's most notable residential developments is The Courts of St. James in West Winnipeg, consisting of 3 residential towers totalling 756 apartment units, a 46,000 square foot shopping mall and underground parking for 800 cars. Another notable residential development is the Holiday Towers. The apartment buildings containing a total of 510 units are part of the Lakeview Square development in downtown Winnipeg. In addition to the residential towers, Lakeview Square consists of three office buildings totalling 284,000 square feet, the 411 room Delta Hotel as well as retail space, restaurants, and underground parking for more than 500 cars. This development by Lakeview helped facilitate construction of the Winnipeg Convention Centre.
Colony Square, also located in downtown Winnipeg, consists of a 7-storey office tower, 428 residential units, retail space, recreational facilities, and underground parking. Lakeview has also developed and managed numerous garden apartment units and has developed more than 2 million square feet of office buildings. Office developments include Lakeview Square, The Royal Trust and Inter City Gas buildings in Winnipeg, University Plaza in Dallas, Lakewood Place in Denver, One Columbus Place in Phoenix and MacLeod Place in Calgary.
Lakeview has always taken an innovative approach to development. Although it is now much taken for granted, Lakeview conceived of connecting downtown Winnipeg buildings by means of a climate controlled overhead skywalk. Lakeview developed the initial links in the skywalk system, which now encompasses much of downtown Winnipeg.
Lakeview has developed 2 million square feet of office/showroom and warehouse space throughout Winnipeg, Dallas, Phoenix and Denver, 580,000 square feet of build-to-suit space and industrial buildings in Winnipeg, Dallas, and Denver, and over 300,000 square feet of shopping centre space including the Kenaston Village Mall in Winnipeg now owned by Lanesborough REIT.
Since the mid 1980's Lakeview focused its efforts on the hospitality industry and is now regarded as one of the leading hoteliers in Canada. Lakeview's experience spans 2,664 hotel rooms in 22 hotels, 21 of which Lakeview developed, 17 of which Lakeview still manages, 9 of which Lakeview controls or owns directly.
The first hotel developed was the 411-room Holiday Inn in downtown Winnipeg, which now operates as a Delta. In 1985 Lakeview accomplished something that no other developer has; it opened three full-service Sheraton hotels in the same year. In January of 1991 Lakeview opened the 160-room Radisson All Suite Hotel and Airport Executive Centre close to the Winnipeg International Airport. The suite design proved especially attractive to business travelers and families and Lakeview has since incorporated a suite component in all hotels it has built since 1989.
Lakeview started its chain of Ichiban Japanese Steakhouses in Winnipeg back in 1973. The original restaurant is still a local landmark, a rare feat in the restaurant industry where restaurants seem to come and go. The Ichiban chain has now expanded to Minneapolis, Reno, and Palm Springs. Lakeview operates restaurants and sports bars at the Four Points Sheraton hotel in Winnipeg, the Lakeview Resorts in Gimli and in Summerside, Prince Edward Island and the Lakeview Inns & Suites in Fort St. John, Fort Saskatchewan and Drayton Valley.
In 1987 Lakeview was granted the exclusive rights to develop Country Inns & Suites By Carlson hotels across Canada. Lakeview developed 13 Country Inns over a 5-year period. These properties proved to be an overwhelming success. As limited service hotels, they also showed tremendous resilience during tough economic times. Even in the early 1990s when the economy was in recession and full service hotels were suffering from a major decline in business travel, the Country Inns achieved very high occupancies. Lakeview currently manages 8 Country Inns & Suites By Carlson hotels; 7 for Royal Host REIT and one for a limited partnership.
Based on its success with Country Inns & Suites, Lakeview decided to start its own chain of hotels known as Lakeview Inns & Suites and Lakeview Resorts. In 1988 Lakeview opened the first hotel in its chain, the Lakeview Resort in Gimli, Manitoba. This property was originally flagged in 1991 as a Country Resort By Carlson and underwent extensive renovations in its transformation to the Lakeview brand. The conversion at Gimli was a tremendous success, so much so, that in 2002 Lakeview expanded the Lakeview Resort with the addition of a conference centre and 24 luxurious vacation suites which are affiliated with RCI (Resort Condominiums International).
In 1999 Lakeview opened the first newly designed and built Lakeview Inns & Suites hotel in Brandon, Manitoba. The third Lakeview hotel was also a new construction, opening in Halifax (Bayers Lake), Nova Scotia in January 2000 and has become a leader in the market for providing guests with exceptional levels of comfort, convenience, and value. Lakeview extensively renovated and converted the Country Inns & Suites in Grand Forks, North Dakota to a Lakeview Inns & Suites in the Spring of 2000. The property has been a welcome destination for Winnipeg travelers.
In 1988 the Winnipeg Airports Authority sent out a request for proposals for a new full service hotel to be built near the Winnipeg International Airport. Lakeview's submission for a hotel connected by a climate-controlled walkway to the airport terminal building was accepted and in March 2000 the Four Points Sheraton was opened and has become a strong market leader. Lakeview has continued on with its expansion of the Lakeview chain. In September 2002 Lakeview simultaneously converted 3 Country Inns & Suites By Carlson in Miramichi, Bathurst, and Fredericton, New Brunswick to Lakeview Inns & Suites. In July 2003 Lakeview acquired The Loyalist in Summerside, Prince Edward Island and converted it into The Loyalist Lakeview Resort and Conference Centre.
In March 2004, Lakeview launched the Lakeview Hotel Real Estate Investment Trust. The Lakeview Hotel REIT provides a vehicle for Lakeview to rapidly expand the chain of Lakeview hotels and to allow investor participation in the growth and success of the Lakeview brand. Since it’s launch in 2004, the REIT has acquired 15 hotels, thirteen of which now proudly fly the Lakeview flag. The diverse revenue streams of hotel ownership, hotel licensing and hotel management along with the geographic diversification from the licensed properties provided Lakeview Hotel REIT with a solid foundation for future growth and an alignment of interests with the investing public.
